Terms and Conditions – Lux Kleen LLC

Welcome to Lux Kleen LLC. By scheduling or receiving our exterior cleaning services, you agree to the following Terms and Conditions. These terms are designed to protect both you (the customer) and Lux Kleen LLC, and to ensure professionalism and clarity in all interactions.

1. Services Provided

Lux Kleen LLC provides residential and commercial exterior cleaning services, including but not limited to:

  • Pressure Washing

  • Soft Washing

  • Driveway Cleaning

  • Roof Cleaning

  • House Washing

  • Gutter Cleaning

  • Fence & Deck Cleaning

  • Rust Stain Removal

  • Sidewalk and Concrete Surface Cleaning

  • Commercial Storefront and Property Maintenance

2. Access Requirements

  • The customer must ensure all areas to be cleaned are accessible at the scheduled service time.

  • The customer must provide access to a working water spigot on the property. Our equipment relies on the use of your water supply to complete the job.

  • Electricity is not required unless otherwise agreed upon.

  • Please ensure all pets are secured and fragile or personal items are removed from cleaning areas prior to service.

3. Estimates & Pricing

  • All pricing is based on an initial visual inspection, job scope, or customer-provided information.

  • Final pricing may vary if additional work is required or conditions differ from what was quoted.

  • Quotes are valid for 30 days unless otherwise specified in writing.

4. Payment Terms

  • Payment is due immediately upon completion of services unless otherwise arranged in advance.

  • We accept the following payment methods: cash, major credit/debit cards, and Zelle.

  • A late fee of $25 or 1.5% of the invoice amount (whichever is greater) may apply to unpaid balances past 10 days.

5. Cancellation & Rescheduling

  • Cancellations or rescheduling requests must be made at least 24 hours in advance.

  • Same-day cancellations may incur a $50 cancellation fee to cover time and travel costs.

6. Property Condition & Pre-existing Issues

  • Lux Kleen LLC is not responsible for pre-existing damage, deterioration, or areas that may fail during cleaning due to aging or improper installation.

  • Surfaces with loose paint, brittle wood, or compromised structural integrity are at higher risk and will be treated with appropriate caution.

  • Please notify us in advance of any known weak areas or concerns.

7. Liability Disclaimer

While we take every precaution to protect your property, Lux Kleen LLC is not liable for:

  • Water entering through unsealed doors, windows, or vents.

  • Electrical issues caused by exposed outlets or outdoor wiring.

  • Damage caused by previously compromised materials or unreported defects.

8. Weather Conditions

  • In the event of severe weather (lightning, high winds, or heavy rain), services may be rescheduled.

  • We will notify you promptly and arrange a new appointment.

9. Results & Limitations

  • While we strive for the best possible results, some stains (rust, oil, tannin, or organic buildup) may not be fully removed but will be significantly improved.

  • Certain surface damage may become more visible after cleaning (e.g., oxidation on siding, etching on concrete).

10. Photographs & Marketing

  • We may take before-and-after photos to document results and for marketing purposes.

  • If you do not wish for photos of your property to be used publicly, please let us know in writing before service begins.

11. Satisfaction Guarantee

  • If you are not satisfied with the results, please contact us within 48 hours of service so we can address the issue.

  • We stand by our work and will make reasonable efforts to resolve any concerns.

12. Governing Law

These Terms and Conditions are governed by the laws of the State of Florida. Any disputes shall be resolved in the appropriate courts within the State of Florida.
